When people step into your building, the floors are one of the first things they notice. If they’re clean and glossy, they create a sense of order and care. But if they look scuffed or faded, it sends the opposite message.

Vinyl composite tile (VCT) is a common flooring option in commercial spaces thanks to its toughness and affordability. But just like any surface that sees a lot of foot traffic, it needs the right maintenance to stay in good condition. If your VCT floors aren’t looking their best, here’s what you can do.

VCT is made from vinyl pieces fused into solid tiles. While the top layer is treated with wax to give it a polished appearance, the material underneath is slightly porous. That means dirt and fine debris can settle into the surface, wearing away the wax and dulling the finish.

Keeping that wax coating intact is the key to long-lasting, good-looking floors.

1. Add Floor Mats at Entry Points
Most floor damage starts at the door. When people walk in, they bring dirt, sand, and moisture that act like sandpaper on your finish. Placing mats at all main entrances can catch much of that debris before it spreads. Be sure to clean the mats daily and replace them regularly to keep them effective.

2. Sweep and Mop on a Routine Schedule
Loose dirt is a major reason wax coatings get damaged. Using a microfiber dust mop every day can help trap dust and particles. Follow up with a damp mop using a pH-neutral cleaner to remove any leftover grime. High-traffic zones should be cleaned more often, while quieter areas may not need as much attention.

3. Use a Buffer to Maintain Shine
Even with proper cleaning, small scratches will build up from daily use. Buffing helps fix this. A floor buffer smooths out the top wax layer and brings back its original luster. This process can be done regularly to keep your floors looking fresh without needing to re-wax right away.

4. Plan for a Full Refinish Every Year
Over time, the wax will wear down and lose its ability to protect the tile underneath. At that point, the old finish needs to be stripped off and replaced with several new layers. For most buildings, once a year is enough, but some busy spaces may need more frequent service.
